Note: As of Jan. 1, 2017, LA Country home-owners are able to convert existing garage space into a legal rental income unit.

An ADU can be a great way to expand the usability of a property by adding space for a home office, a living space for guests, or even a standalone rental home to earn additional income. NewForm Builders can create the following types of ADUs:

A freestanding ADU that is not attached to the home; can be up to 1,200 sq. ft.

An ADU that’s attached to an existing home; can be up to 50% of the size of the main unit.

Conversion ADU

An existing garage modified to create a small living space, using the same setbacks of the property.

For Multi-Family and Mixed-Use Zoned Properties, a maximum of two new construction ADUs (either attached or detached) are permitted. You may add up to the equivalent of 25% of the existing dwelling units by converting non-livable space within an existing multi-family building with a 4-foot front and rear setback and 16-foot maximum height.

An ADU not only provides separate, private living quarters but can also increase the assessed resale value of the entire property.
